Abstract

The main problem of technical maintenance of residential buildings is to sustain the housing stock object in a condition suitable for living within the whole design lifetime, using the optimal amount of resources and funds. However selecting the optimal operating mode is complicated problem due to the effect of obsolete in many ways regulatory documents, which regiment the service life of buildings, individual structure elements and also their overhauls. In addition, the existing documents which regiment the surveying and monitoring of buildings do not presume considering the factor of dynamic changing of structure condition in time. This also raises difficulties of selecting the effective technical maintenance program for each specific object of housing stock. The paper exposes the structure analyze of modern technical maintenance of residential buildings, the main benefits and drawbacks of various operation methods and principles are distinguished. Also the contemporary approaches for determining the depreciation level of buildings and individual structures are considered, which allow to select the effective technical maintenance program type.
