IDENTIFICATION, ANALYSIS AND RESPONSE TO RISK IN HIGH-RISE BUILDING PROJECTS IN TEHRAN'S MUNICIPALITY OF 22TH DISTRICT BASED ON VIKOR TECHNIQUE

Abstract

Nowadays increase in population and Existence Multiple problems in urban development lead to construction of high-rise buildings and more elevation which replaces more area in horizontal foundation. On the other hand the execution of highrise building projects caused a vast amount of risks which increase the possibility of failure. So the goal of current study is the identification, analysis and response to risk in high-rise building projects in Tehran's municipality of 22th district based on VIKOR technique. It's a survey research which is performed via researcher-made questionnaire. The statistical population of current research contains all contactors and consulting companies which have activity permission grade on the field of high-rise building projects in Tehran's municipality of 22th district. The size of statistical sample is 80; which is selected from available contractors, consulting companies and employers according to Cochoran's formula. After distribution of questionnaires among operational officers of selected companies and their accumulation, the obtained data had been tested and analyzed based on VIKOR technique. The results showed that from presented factors in questionnaire (risks from municipality's viewpoint, utilization, contractor, consultant and investment's perspectives) , the most important factor is risk perceptions from municipality's perspective which is essentially measured based on increase in district's population and lack of urban facilities and welfare infrastructures. Other factors according to their importance consist of risks from utilization perspective, risks from investment perspective, risks from consultant perspective and risks from contractor perspective. Finally, proper responses to the most important identified risks has been proposed.
