Contemporary problems of condominiums

The peculiarities of condominiums are analyzed in the article. The statistics on the number of condominiums in the regions and in Ukraine as a whole are presented. The problems in activity of condominiums are faced, which are divided into legal, economic and organizational. The study found that the unwillingness of residents to take responsibility for their participation in the maintenance of their own homes is the salient problem. It is indicated if the residents will not be able to organize themselves, the building management will carry out the management company. The reasons why condominiums rarely dare to credit are presented. The high interest rates on loans, low solvency of the population of Ukraine, there is no legislative mechanism for reimbursement of benefits and subsidies for contributions for repayment low-income residents are the most significant of these. Comparison of different methods of management of apartment buildings under the law is made. Advantages of condominiums to stewards and management companies are compared. A clearer mechanism for solve problems of maintenance of multi-housing, including worn and emergency housing is proposed to do.
