Pengaruh Family Life Cycle Dalam Keputusan Memilih Desain Rumah Tinggal dan Lingkungan

Facing the strict competition in real estate developers, it is high time to make a serious study on customer behavior related to house and its environment design, seeing customers are complex individuals having different needs and priorities. Segmentation study on the real estate developer's object as a brand is very dif cult to do, because each cluster has different product attributes of residential houses or their environment. The house residents may feel different situation for each cluster despite of living in one housing complex. The subject of this study is the respondent, in Pakuwon City Surabaya area, developed by PT. Pakuwon Jati. Determining factors of choosing residential houses and their environment are based on the study joining property valuation and survey on house buyers customers shows 55 indicators, consisting of quantitative and qualitative aspects of residential houses and their environment that then are categorized into four factors: property valuation, distance, environment and nance.This survey is conducted in two stages, explorative survey and survey with discriminant analysis and successfully proving the signi cant correlation between family life cycle and factors determining the choosing of houses and their environment. The rst result, important variables in distinguishing families singles group with a young couple namely: the number of bedrooms, the type of house, the maximum loan, the value of the home, the level of housing density, a public facility in a residential area. Second, important variables that distinguishing families couples young couples and families with children is the smallest consisting of: the distance to the shopping center, spacious home, distance to school, a shady neighborhood, the time they reach the city center. Third, important variables that distinguishing couple families with children and elderly couples are: distance to the hospital, land, and the area open to the garden.
