Abstract

In the modern economy of Ukraine, commercial relations, active activity of wholesale and retail enterprises, intermediaries in bringing goods to buyers (consumers) are becoming increasingly important. Due to the large number of new buildings in the Western region of Ukraine, supply exceeds demand. Ukraine is currently actively forming and developing the real estate market, which reflects all the problems of the economy and is characterized by uneven development of individual segments, incomplete legal framework, low solvency of citizens and investment potential of legal entities. That is why this article reveals the essence of the real estate market, presents its characteristics and functions. The peculiarities of the market functioning and the factors that hinder its development in modern conditions are considered. Real estate prices in different regions of Western Ukraine are considered. The dynamics observed in the real estate market of Ukraine depending on the regions is considered. The reasons for falling sales and low business activity are analyzed. The real estate market of Ukraine is analyzed from the point of view of the concept of financial markets based on the dynamics of average housing prices. A number of factors and reasons that slow down the development of the real estate market in Ukraine in general and in Western Ukraine are discussed. The real estate market is one of the most important indicators of the development of market relations, because without it it will be impossible to effectively develop the labor market, capital, goods and services. It regulates the mechanism of market pricing, investment and savings in general in the economy.
