Abstract
Rational state policy in the field of and effective use of lands is possible only on the basis of real market value of real estate and market rents. Carrying out of this important function offers the increase of requirements to objectivity of results of evaluation. Analysis of capitalization rates allows determine the profitability of real estate for various purposes in realization of investment projects. The proposed activities increase information base and make the procedure of evaluation of more reasonable and approachable.
