Abstract
Previous research has indicated a significant effect between police and crime incidents under economic theory; likewise, hedonic frameworks have established that crime and property values are related. However, few studies have explored and positioned crime incidents, police service, and property values simultaneously. This research studies the concurrent relationship among crime incidents, police service, and property values. This is also the first research to apply police service as a mediator that crime rate on property values is mediated by police service. Ideally, the results can assist municipal police departments allocate their number of police officers under the shortfall of budget cuts.
