Boarding house's broker is a big phenomenon in Solo pricely located Sebelas Maret University. The theory employed as the instrument of analysis was M. Blau's exchange theory. This study taken place in areas around Sebelas Maret University. The type of study was qualitative. The result as research showed that has a mutually beneficial effect both between the homecoming seeker, the owner of the homestayer, and the realtor itself, so it can be concluded that there has been a balanced exchange between the three sides. This can be proved by the presence of boarding owners who want to cooperate with the broker boarding house, and also still there are students who use the services of realtor in boarding their residence during education in the city of Solo.
