Optimization House Type and Feasibility Study in Kitanara Regency Jombang

Abstract
— With the high growth of population in Jombang, it will lead to increased demand for residential houses. Kitanara regency offers a total of 61 residential housing units, where the house consists of 19 houses type A, type C 31 houses and 11 houses of type C. Sensitivity analysis of Kitanara Regency housing result is NPV Rp 6,155,903,283, BCR 1,94, and IRR 17%. In this feasibility evaluation used parameters such sensitivity analysis as the Net Present Value (NPV), Benefit Cost Ratio (BCR) and Internal Rate of Return (IRR). This study resulted in optimization composition of houses for type A, type B and type C, each of which was 16; 33 and 12 units with Quantitative Analysis for Management (QM) program. From the financial analysis based on the composition of the house, it produces a Net Present Value (NPV) of IDR 7,613,270,783 > existing NPV, Benefit Cost Ratio 1.94 (BCR) > 1.65 BCR existing and Internal Rate of Return (IRR) value of 17 = existing IRR.
